- Footers shall be 10X16 footers concrete Footers shall be 2500 PSI with two #5 rebar continuous.
- Crawl space shall be constructed of 8” concrete blocks.
- There shall be 12” dowels drilled into footer 48” o.c..
- There shall be two vertical #5 rebar at 48”o.c..
- There shall be a bond beam at the top of the block wall with #5 rebar continuous.
- The bond beam, as well as, the 48”o.c. vertical course shall be filled with 2500 psi concrete.
- The crawl space wall shall be parged on the outside and block joints struck on the inside.

- The crawl space shall have 6 mil poly applied to floor with a layer of pea gravel.

- There shall be dow sill sealer applied to concrete wall and 2x6 pressure treated sill bolted to the wall.
- Floor joists shall be 2x10’s @ 16”o.c. #2 spf or better.
- Exterior walls shall be 2x6’s @ 24”o.c. #2 spf or better.
- Interior walls shall be 2x4’s @ 24” o.c. spf or better.
- Engineered trusses @ 24” o.c.. All trusses shall have 12” raised heels.
- Floor sheathing shall be 3/4” T&G underlayment plywood.
- Roof sheathing shall be 7/16” OSB board, rated for 24:o.c. construction with plywood clips.
- Cover roof sheathing with two rows of ice and water paper and the remainder in #15 building felt.
- Cover wall sheathing with tyvex building paper.
- Drywall shall be ½” taped, spackled and sanded ready for paint.
- Insulation in walls shall be 6” kraft face high density R-21.
- Insulation in ceilings shall be 14” cellulose blown-in insulation R-38.
- There shall be 6” kraft face insulation R-19 in crawl space ceiling.
- There shall be air-flow vents used in attic to provide adequate air-flow.
- Windows shall be certain-teed new construction windows new castle insulated glass with grills and screens.
- Exterior doors shall be Therma-Tru Steel insulated doors.
- Roof shingles shall be architectural type class “A” shingle.
- There shall be vent ridge at the peak of all roofs continuous.
- The siding shall be vinyl siding over tyvex building paper.
- There shall be vented soffit on all overhangs.
- The garage door shall be supplied and installed by overhead door company and shall be 16’-0”x7’-0” aluminum embossed style.
- There shall be hardwood flooring in living room, and downstairs bedrooms.
- All bathrooms, downstairs hallways and kitchen shall be tiled.
- The stairs to second floor shall have oak treads and risers and painted skirt.
- Interior doors shall be six panel masonite doors on pre-hung jambs.
- All trim shall be colonial style finger joint trim primed.
- All ceilings in living room, dining room, master bedroom, lower bedroom, upper bedrooms shall be 1x6 beaded T &G boards stained.
- There shall be an oak railing on the railing on the second floor.
- There shall be a painted entertainment center in living room.
- The kitchen cabinets shall be Merrillat Cabinets, Classic style, maple square natural with recessed door panel.
- Kitchen counter tops shall be granite with standard edging.
- There will be a double bowl stainless sink.
- There shall be a refrigerator, gas stove, dishwasher, gas hot water heater, washer and gas dryer.
- The gas forced air furnace shall be sized for a future a/c unit if needed.
- The entry porch shall be raped with cedar boards, cedar railing and spindles. They shall be stained with Olympic stain.
- The ceiling of the porch shall be t&g mahogany boards with a natural finish.
- On the south side of house all windows shall have shading 2’-6” from house to shade windows in summer.
- Rear deck is optional at this time.
- There shall be a gas Jotul stove (castiron) in the living room.
